As Florida’s population growth continues to drive demand for essential retail spaces, several major grocery projects are on the horizon. Our recent data reveals a number of grocery developments that have entered the early planning stages across the state. Since their applications were received in late 2024, these projects are set to remain in the pipeline for at least two years, providing a window of opportunity for strategic investors and developers to get ahead of the market.
Market-Wide Grocery Development Insights:
These projects span hundreds of thousands of buildable square feet, with an average grocery footprint between 50,000 to 62,000 square feet, typical of major retailers like Publix. This sizable real estate signals robust retail potential, particularly for surrounding outparcels and supporting commercial spaces. These grocery locations often serve as community anchors, driving significant customer traffic and opening doors for businesses that can thrive in high-traffic environments. Since August 2024 we have identified 6 proposed Publix anchorred shopping centers, 1 proposed Aldi, 1 proposed Sprouts, and 1 proposed Whole Foods combined for a verified 350K BSF of retail space.
One notable project stands out. Submitted for construction in September 2024 this corner site is located in Tampa Bay and led by Redstone Properties, LLC.
This proposed Publix project includes approximately a 50,325 BSF Publix, 2,100 BSF liquor, and 6 – 1,600 BSF inline tenant units. There appear to be 8 outparcels, scaling from 0.87 acres to 1.67 acres. Interestingly, this future Publix is located along the north side of 19th Avenue NE with a low AADT of 4,000. The area remains primed for sustained consumer flow, creating opportunities for diverse retailers—from quick-service restaurants to specialty stores—right alongside this new grocery development. The land last transacted in December 2022 for $1,909,234. Seller is NNP Southbend II LLC with buyer being Suburban Land Reserve, Inc. Note, Newland/Brookfield will have a Publix shopping center at all entrances to their master planned development.
